Once you've found the right property, we’ll guide you through the application process and carry out referencing checks efficiently and securely.
When approved, you'll receive a digital tenancy agreement and a breakdown of required payments – including your deposit and first month’s rent.
Collect your keys and settle into your new home. We provide all the info you need and remain on hand to support you from day one.
We’re fully compliant with the Tenant Fees Act 2019. All permitted charges are clearly displayed on our website and in-branch, with no hidden fees. You can always speak to our team if you have any questions.
A refundable holding deposit is required to reserve a property – capped at one week’s rent.
It can only be retained if a tenant withdraws, fails Right to Rent checks, provides false or misleading information, or fails to take reasonable steps to enter the tenancy agreement.
A refundable tenancy deposit is held for the duration of your tenancy:
Up to 5 weeks’ rent for annual rents under £50,000
Up to 6 weeks’ rent for annual rents over £50,000
We only charge where legally allowed:
Late rent: 3% above Bank of England base rate (after 14 days)
Lost keys/security devices: charged at cost
Tenancy variation requests: £50 (or reasonable costs)
Early termination (requested by tenant): actual cost to landlord
As a tenant, you’ll be responsible for:
Council tax
Utilities (gas, electricity, water)
TV licence
Internet and telecoms
We do not charge for referencing, admin, inventory, or check-out. All fees comply with the Tenant Fees Act 2019.

We aim to acknowledge your complaint within 3 working days.
A senior member of our team will investigate your concerns in full.
We’ll provide a written response within 15 working days of acknowledgement.
If you're not satisfied with our response, you may request a formal review by a senior director.
We will issue a final written decision within 15 working days.
If you're still not satisfied after receiving our final response, or if 8 weeks have passed with no resolution, you can escalate the matter to our independent redress scheme:
