We do this by checking their employment status, including credit and criminal record checks and getting references supplied from previous landlords to prove they are the right tenant for your property. At every stage, we do our utmost to protect your rights and interests as a landlord.

Having found the suitable tenant for your property, our trusted legal team will draw up the tenancy agreement that ensures the document adheres to the letter of the law.

As a landlord you can be rest assured, knowing that we will take care of all rent owed and any future issues that may arise. We use a government-backed tenancy deposit protection scheme called mydepoists, to keep tenants’ deposits safe and secure. This ensures you are able to recoup any amounts that the tenants may still owe at the end of their tenancy agreement.

We care about being fair, that’s why all our fees are a reflection of the work we actually do on your behalf; on top of that, we comply fully with industry regulations in regards to tenant fees, including the new Tenant Fees Act which came into effect on 1st of June 2019, you can find out more further below.

Lettings & Management

12% (plus VAT)

What we provide:

  • a free no-obligational market appraisal.
  • agreeing on a market price.
  • full marketing exposure.
  • accompanied and chauffeured viewings.
  • collecting and remitting the monthly rent.
  • providing the landlord with monthly statements.
  • pursuing non-payment of rent, advice on rent arrears actions.
  • deducting commission.
  • advising all relevant utility providers of changes
  • undertaking quarterly inspections and notifying the landlord of the outcome.
  • arranging routine repairs and instructing approved contractors.
  • holding and protecting keys throughout the tenancy term.
  • serving notice at the end of the tenancy - should both parties not wish to renew.
  • a dedicated relationship manager.

Our letting management service sets us apart from our competitors, as we provide quarterly property inspections with a detailed report supported by imagery and a checklist of all tasks that were carried out.

Unlike other agencies who pass you around from one manager to another, all of our Landlords receive a dedicated relationship manager that is focused on serving their specific property, this is the person whom you liaise with directly, leading to a prompt and effective property management service that you can rely on.

What we provide:

  • Attending the property prior to the check in and take photos of detailed condition of the property in order to avoid responsibility issues in case of any damage.
  • Compiling a detailed report of the condition to the tenant at check in
  • Arranging a meeting between the inventory clerk and the tenant at the property for at least one hour.
  • Walking through the property with the tenant and discussing the report and the property.
  • An inventory clerk to point out appliances and show the tenant how to use each one.
  • Making any amendments or changes on the report, if requested. This can be done within 10 days of receiving the report.

Deposit Protection - £42.50 (exc. VAT)

What we provide:

  • Registering landlord and tenancy details and protecting the security deposit with a Government-authorised Scheme
  • the Deposit Certificate and Prescribed Information within 30 days of start of the tenancy

This deposit protection fee is paid at the start of each renewal, throughout the duration of the tenancy.

Renewal Fee - 12% (plus VAT)


What we provide:

  • Reviewing the rent in accordance with the current market condition and advising the landlord
  • Negotiating with the tenant
  • Directing the tenant to make payment changes if needed
  • Updating the tenancy agreement and providing it to all the parties involved

The following services are also available at an additional cost:

  • Rent & Legal Cover: Quotation can be obtained per request
  • Gas Safety Test and Certificate in the sum of £155.00 + VAT
  • EPC (Energy Performance Certificate) £200.00 + VAT
  • Electrical equipment and appliances test in the sum of £250.00 + VAT
  • Quarterly submission of non-resident landlord’s income tax in the sum of £120.00 + VAT
  • Professional Cleaning: Quotation can be obtained
Tenant Fee Ban

The Tenant Fee Ban now effects all residential landlords in England. Landlords can’t afford to ignore the new legislation and those who do risk facing a big fine. The Tenants Fee Act 2019 came into effect on the 1st of June 2019, making it now illegal to charge unfair additional fees, such as an administration fees, to tenants when they rent a new property, or renew a contract.
