Rental Red Flags to Watch Out for When Viewing a Flat
Renting a flat in London isn’t easy – especially when you’re competing against dozens of applicants for each decent listing. It’s no surprise many renters feel pressured to act fast, but speed shouldn’t come at the expense of caution.
At Ernest-Brooks International, we’ve helped thousands of tenants secure safe, well-managed homes across Canary Wharf, Nine Elms, and the wider city. The key? Knowing what to look out for during a viewing – and understanding what landlords don’t always disclose.

At EBI, we recommend all prospective tenants take a few extra minutes during viewings to look for these subtle – but serious – warning signs:
Common Red Flags Renters Overlook
1. Damp, mould or condensation patches
Look for black spots around windows, ceilings or corners of rooms. These often point to poor insulation, rising damp or water ingress – and if left untreated, can create major health risks.
2. Overpowering air fresheners
If the flat smells like bleach or air fresheners the second you walk in, it may be masking deeper issues – such as damp, smoke, or pet odours. A second, unscented visit is often revealing.
3. Staged furniture hiding flaws
Stylish furnishings can distract you from problems underneath. Always look behind curtains, check skirting boards, and inspect inside cupboards and around windows.
4. Vague or evasive landlords/agents
Be wary if your questions about break clauses, deposit protection or repairs are dismissed or met with unclear answers. Any reputable agent should provide transparency up front – including information about Right to Rent checks, tenancy terms, and maintenance obligations.
At EBI, transparency is non-negotiable – and we were proud to be recognised with a 2025 national award for Property Management excellence, which reflects our commitment to service, compliance and tenant care across every home we manage.
5. Lack of safety features
No smoke alarms? Loose electrical sockets? Poor lighting in common areas? These aren’t minor issues – they’re legal concerns. If the building looks neglected, ask what else might be.
6. Signs of neighbour or noise issues
Thin walls, loud TV next door, barking dogs – take a moment to listen. Ask the agent or building manager about the flat’s history and any neighbour complaints.
7. Poor communal condition
Cracked tiles, dirty lifts, broken gates – if the entrance or communal areas feel run down, it may signal that the landlord (or building management) isn’t on top of repairs.
