Fees & Terms For Tenants

Fees

As recognised members of the Property Ombudsman and National Approved Letting schemes, we comply fully with industry regulations in regard to tenant fees. This helps to ensure that all charges are a fair reflection of the work we do on your behalf.

As respected property consultants, we also provide clear information on the fees we charge. For a breakdown of each charge, please read on. If there is anything you don’t understand or would like to discuss, please contact us.

Tenant Fees

Administration

Administration fee: £195.00 (exc VAT)

This is a fixed fee that covers a long list of duties; these may vary in line with the nature of each tenancy. Duties could include the following:

  • Negotiating and drawing up your contract
  • Referencing, identity and credit checks. If you have a guarantor, then they will also be subject to checks

Deposits

6 Weeks Deposit

8 Weeks Deposit - (Applies to students only)

Renewals

Renewal fee: £67.50 (exc VAT)

Renewals usually occur after one year, but this will depend on the terms of your contract. The process may involve - but is not limited to - the following:

  • Negotiating rent changes
  • Liaising with you and your landlord over changes in terms or conditions
  • Drafting your new agreement

Please note: These charges apply to each and every tenancy renewal. 

Change Of Occupancy

Change of occupancy: £195.00 (exc VAT)

Duties may include:

  • Negotiating and drawing up the new agreement
  • Revising or updating terms of agreement
  • Reference checks

Our check-out duties include:

  • Having an inventory clerk meet with you at the property
  • Walking through the property with you and discussing how its condition compares at the start and end of your tenancy. This whole process takes around one hour

Please note: As the tenant, you have a right to request changes to your inventory report. To do so, please contact us within 10 days of receiving the document. 

Early Termination Fee

Breach Of Tenancy Agreement Fee

£25.00 (exc VAT)

  • Draw up letter relating to the breach of the tenancy agreement
  • Post letter to the tenant

Returned Payment Fee

£25.00 (exc VAT)

  • Covers any bank charges Ernest-Brooks International may receive
