Managing Your Assets

We offer a full property management service in London. This includes a wide range of different services: 

Strict Referencing Procedure

As expert property managers, we follow a strict, thorough referencing procedure. This ensures that the tenant has the right to live in the UK and that they have the means to pay rent and bills.

We may also check with their previous landlords to prove they are the right tenant for your property. At every stage, we do our utmost to protect your rights and interests as a landlord.   

Drafting Tenancy Agreements

Once we have found the right tenant for your property, we can draw up the tenancy agreement. Our trusted legal team will then ensure that the document adheres to the letter of the law.

The agreement will describe in great detail the terms, payment details and length of the tenancy. This will help safeguard your rights as a landlord.

Deposit Protection And Rent Collection

If you do not wish to handle rent collection yourself, we can do it for you. We will collect your tenants’ outstanding payments quickly and efficiently. We will also provide you with statements on a monthly basis

As a landlord, you can rest easily knowing that we take care of all your rent issues. We also use a government-backed tenancy deposit protection scheme (mydepoists) to keep tenants’ deposits safe and secure. This ensures you are able to recoup any money that the tenants may still owe at the end of their tenancy. 

Quarterly Property Inspections

Your dedicated property manager performs property checks four times a year. This helps ensure your property remains in good condition throughout the length of the tenancy.

While you or your tenants may miss faults that occur, we are here to make sure everything stays just the way you like it.

Do You Wish To Renew Your Tenancy agreement?

Three months before the end of the tenancy period, your property manager seeks to establish your intentions and those of your tenant(s).

If you and the tenant do wish to renew

If you wish to make any changes to the existing agreement, please let us know and we will inform your tenant. If your tenant wants to adjust any terms, we will notify you straight away. When both parties agree to any changes, we will go ahead with the renewal process.

After each renewal, we will draw up a full market appraisal. This helps to ensure that you receive the best return on your investment.

If you or your tenant do not wish to renew

If you or your tenant do not wish to renew your agreement, we will serve them notice to leave according to the terms of the contract.

Moving In And Out

When tenants move in and out of your property, we are here to ensure everything goes to plan. We will help tenants move in and out; creating an inventory checklist each time.

This will help us to determine how the condition of your property compares before and after your tenant moves in. This in turn will allow us to recoup any money needed to repair damage for which the tenant is at fault. 

Spare Keys

We offer to hold a spare set of keys in case of emergencies. This means that if your tenants misplace their keys, they will not have to bother you to gain access.

If you lose your keys to the property and need access, all you have to do is get in touch and we will come around to let you in as soon as possible.

Free And Clear Legal Guidance

We offer you free, basic, unbiased legal advice for issues concerning your property. While we do not claim to be lawyers, we are experts in our field. As a result, we have a strong grasp of the laws which rule our work.

We always present our view of the matter in a clear and honest way. If the issue at hand is beyond our means, we will refer you to lawyers who can help.
